Our project management services ensure that your project is completed on time and within budget. We take care of all aspects of the project, from planning and design to construction and final inspection and Certificate of Occupancy as follows:
Design review and Permitting
work closely with the design team and nominated subcontractors to review the design documents and the Logistics Plan. Implement value engineering and cost-saving processes and Propose alternatives. Follow-up plans check and permitting process with the city engineers.
Budgeting and Estimation
Prepare detailed budget estimates and value schedules for the projects and determine the scope of work.
RFP, IFB, and Bidding Process
Publish an invitation for bidding IFB and an RFP, analyze the received bids, conduct post-bidding meetings, and recommend the most qualified subcontractor. Implement procurement.
Contract drafting and negotiation
Collaborate in preparing contractual documents, contract terms, and scope of works. Draft and issue subcontracts and negotiate contractual terms and conditions.
Scheduling
Collaborate with the corporate team and subcontractors in developing the project's Master Schedule and identifying milestones and critical paths.
Safety and Quality measures and supervision
Oversees the quality control process, ensures implementation of the safety plan, and ensures that safety standards are met. Lead coordination and approval with Engineers, City inspections, and other agency inspectors. Document and save the inspection reports.
Construction supervision
Supervise and Manage Site works, prepare a four-week Look-ahead schedule extracted from the Master Schedule, assign tasks to the project's team and subcontractors, and follow up on its progress.
Procurement and progress follow-up
Manage and track procurement, Purchase orders, and delivery to the site. Conducts periodical progress follow-up meetings to resolve arising problems and coordinate the works with subcontractors, and the internal team.
Cost Control and Change Management
Implement a Cost control process to ensure adherence to the planned budget and maintain the profit margin. Manage change order claims including cost and time implications. Review and approve payment releases with all subcontractors and vendors.
Contract Management and payment processing
Manage contractual affairs, maintain necessary records, and oversee document control. Issue necessary contractual correspondence and Periodic reports. Draft, Issue and maintain records of RFI, and change orders. Supervise and manager monthly payments
Risk analysis and mitigation plan
Track and measure work performance to ensure compliance with the baseline schedule and budget. Take necessary corrective actions and implement mitigation plans. Prepares and issues weekly and monthly progress reports.
Project Close-out
Manage the project close-out process and documents, including as-built drawings, warranty certificates, Attic Stocks, and claims and final payment settlements. Maintain good relations with the client and propose maintenance plans.
